Following the NAR Multiple Listing Options for Sellers Policy that was introduced on Tuesday, March 25, 2025, Spokane REALTORS® wants to remind members that NAR continually evaluates its MLS policies to ensure they best serve their members and their consumers while also mitigating and avoiding potential legal risks.
Their goal is, and always has been, to foster an efficient, fair, and transparent real estate market for consumers and to help brokers and agents carry out their ethical duty to put their clients’ interests first.
With that in mind, NAR introduced a new MLS policy statement called “Multiple Listing Options for Sellers,” which creates a new category of exempt listings called “delayed marketing exempt listings.” This is an option in addition to the existing office exclusive exempt listing option. This new MLS policy will give sellers a new marketing choice to explore with their agent.
It will allow a seller the option to instruct the listing agent to delay marketing a home listing through Internet Data Exchange (“IDX”) and syndication for a designated period of time. This will be determined by the local MLSs, which are well positioned to know what is best for the members and for consumers in their respective marketplace.
“Multiple Listing Options for Sellers” is effective March 25, 2025, and must be implemented by September 30, 2025, allowing for technical changes associated with this new seller option of delayed marketing exempt listings. Prior to local implementation, NAR encourages MLSs to consult with brokers and stakeholders in their markets to get their input on the allowed time period for delayed marketing exempt listings.
